The Homeowner’s Association of Grasslands at Comanche will operate and maintain the Equestrian Center and outdoor training areas. HOA fees are currently $100 per month (per lot) and when a lot is conveyed, the fees are due for the balance of the calendar year.

Services and amenities at each community include but are not limited to the following:

• Strasburg School Bus Service
• Deliveries: All USPS mail, FedEx, UPS, DHL and similar will be delivered to your home.
• Water & Sewer:
  • Sewer service will be On-Site Wastewater Systems (OWS) consisting of a septic tank, leach field and various appurtenances. All OWS’s will include effluent filters and a high water alarm.
  • In the Grasslands, all wells are in the Arapahoe Aquifer.
• Satellite television, DSL available
• Trash Disposal is contracted by each owner. There are two disposal firms available in the area.
  
  Note: Service equipment, trash, woodpiles, or storage areas shall be screened by planting or fencing to conceal them from view of neighboring lots, drives and roads. The screening shall be complete within one year of the issuance of the Certificate of Occupancy.
• Fire protection and 911 services provided by the Strasburg Fire Protection District with emergency medical assistance.
• Access roads and community streets are maintained by Adams County.
  

Note: Driveway maintenance is the responsibility of each property owner. Snow removal equipment located at Comanche Livestock Company for seasonal hire.
